Move-Out Carpet Cleaning in Manhattan: How to Get Your Security Deposit Back
Moving out of a Manhattan apartment is stressful enough. Here is exactly what New York law says about your deposit, what landlords can and cannot charge for carpets, and how to leave your floors clean enough that there is nothing to argue about.

Move-out carpet cleaning
- 20% off your first cleaning
- Same-day and next-day appointments
- Dated receipt you can show your landlord
- Pet stain and odor treatment available
Quick answer: In New York, your landlord has 14 days after you move out to return your deposit or give you an itemized list of deductions, and they cannot charge you for normal wear and tear. Dirty carpet and stains you caused can be deducted. A professional hot water extraction cleaning 1–3 days before you hand back the keys, with a dated receipt, is the simplest way to take carpets off the table.
Every year thousands of Manhattan renters lose part of their security deposit over carpets. Sometimes the charge is fair: a red wine spill nobody treated, or a cat that used the bedroom corner. But very often the carpet is simply dirty from normal living, and a tenant who did not clean it before leaving gives the landlord an easy reason to keep money.
We have been cleaning carpets in New York City apartments since 2005, and move-outs are some of our busiest jobs, especially at the end of the month. This guide covers what we tell our own customers: the rules, the mistakes, the timing, and what it really costs.
What New York law says about your security deposit
New York tightened its rules in 2019 with the Housing Stability and Tenant Protection Act. The main points are in General Obligations Law § 7-108. In plain words:
This is general information, not legal advice. Some buildings, such as owner-occupied co-ops, have different rules, and every lease is different. If a large amount is at stake, talk to a tenant lawyer or a local tenant organization.
Tip: Ask for the pre-move-out inspection about a week before you leave. If the super points at the carpet, you still have time to book a cleaning instead of losing part of your deposit.
Wear and tear vs. damage: what landlords can charge for carpets
The whole fight over a carpet usually comes down to one question: is this normal wear, or is this damage? Here is how it usually breaks down.
| Situation | Usually normal wear | Usually chargeable |
|---|---|---|
| Traffic paths | Slightly flattened pile in hallways after years of use | Gray traffic lanes from dirt that was never cleaned |
| Color | Mild fading near a sunny window | Bleach spots or color removed by harsh cleaners |
| Stains | Light general soiling after a long tenancy | Wine, coffee, makeup, nail polish, ink |
| Pets | A little pet hair left behind | Urine stains and odor in the carpet or pad |
| Physical damage | Small indentations from furniture | Burns, rips, pulled loops, pet scratching |
Notice how many items in the right column are cleaning problems. Soiled traffic lanes, most food and drink stains and a lot of pet odor come out with a proper professional cleaning. Burns and rips do not, but those are rare. For most renters, a cleaning is the difference between a fair return and a deduction.
Why moving out in Manhattan is different
A move-out cleaning in a Manhattan building is not like cleaning a house in the suburbs. A few things we plan for on every job:
- Walk-ups. Fourth- and fifth-floor walk-ups in the East Village, Hell’s Kitchen and Upper West Side mean long hoses up the stairwell. We bring enough hose to reach and protect the hallway floors and banisters on the way up.
- Doorman and managed buildings. Many buildings on the Upper East Side, Midtown and Battery Park City need a certificate of insurance (COI) from any vendor before they let them in. Ask your management office, and send us their requirements so the paperwork is ready before the appointment.
- Elevator reservations. If your building makes you book the service elevator for movers, ask whether the cleaners need it too. Some buildings let us use the passenger elevator with pads. Others do not.
- Tight move-out windows. Your lease ends at noon, the movers come at 8 AM, and the super does the walk-through at 2 PM. The cleaning has to fit between the last box leaving and the inspection, so book early.
- Radiator heat. Steam heat dries rooms fast in winter, which helps carpets dry. In humid summer weather we leave fans and open windows to keep drying time short.

7 move-out mistakes that cost renters money
Most of these come from trying to save money in the last 48 hours of a move, when everyone is tired. A little planning avoids all of them.
Rental machine vs. professional cleaning
| Store rental machine | Professional hot water extraction | |
|---|---|---|
| Water temperature | Tap-hot water that cools down fast | Very hot water at the wand, all job long |
| Suction | Weak, so carpets stay wet for a day or more | Strong extraction, much faster drying |
| Soap residue | Often left behind, so carpets re-soil quickly | Rinsed out, carpet stays clean longer |
| Stains and odor | General shampoo only | Specific treatments for wine, coffee, pet urine and more |
| Your time | Pick up, carry upstairs, clean, return | We bring everything, you finish packing |
| Proof for landlord | None | Dated receipt with the address and rooms cleaned |

Your move-out carpet cleaning timeline
2 weeks before
Book the cleaning for the day after the movers, or the morning of your walk-through. Ask the building about COI and elevator rules.
1 week before
Request the pre-move-out inspection. Write down anything the landlord mentions about carpets or floors.
Moving day
Once the rooms are empty, vacuum or let us do it. Take wide photos of every room before the cleaning.
Cleaning day
We pre-treat stains, clean with hot water extraction, groom the carpet and set up drying. Most rooms dry in a few hours.
Before you hand in the keys
Take after photos from the same angles. Keep the receipt with the date and address.
After you move out
Count 14 days. If you get an itemized statement that charges for carpet cleaning, reply with your receipt and photos.
How we clean a move-out apartment
Here is what happens when our technician arrives at an empty apartment:
- Walk-through. We look at every room with you or the super, point out stains, pet areas and any damage that cleaning will not fix, so there are no surprises.
- Dry soil removal. A thorough vacuum pulls out sand and grit. In a city carpet, most of the dirt is dry soil carried in from the street.
- Pre-treatment. Traffic lanes get a pre-spray that loosens oily soil. Each stain gets the right product: tannin stains like coffee and wine are treated differently than protein stains or makeup.
- Hot water extraction. This is steam carpet cleaning: very hot water rinses the fibers and strong suction pulls the dirt and water back out.
- Spot check and second pass. Stubborn spots get extra work with our stain removal tools while the carpet is still damp.
- Grooming and drying. We brush the pile in one direction so the carpet looks even, then set up air movement. You leave with a carpet that looks cared for, not just “wet.”

Pet stains and odor: the most common deduction
If you have a dog or cat, take this section seriously. Pet urine is the carpet problem landlords charge for most, because the smell comes back on humid days long after the stain looks gone. The urine soaks through the carpet into the pad, and sometimes into the subfloor.
A surface cleaning will make the carpet look better, but it will not remove urine salts deep in the pad. For pet areas we use enzyme and odor treatments that reach the pad, and we check the whole room for spots you cannot see in daylight. Learn more on our pet stain removal and odor removal pages.
Honest advice: If a pet used one corner for months, the pad may be soaked. We will tell you during the walk-through. Treating it before you leave is still much cheaper than a landlord replacing the whole carpet and sending you the bill.
Rugs and furniture you are taking with you
Moving is also the best time to clean the things that are coming with you. A rug that is rolled up dirty and stored in a truck for a day comes out with the dirt pressed even deeper. Many customers have their area rugs cleaned before the move so they go into the new apartment fresh.
- Area rug cleaning for everyday wool and synthetic rugs
- Persian rug cleaning and silk rug cleaning for delicate and valuable pieces
- Couch cleaning and mattress cleaning so you start fresh in the new place
Moving into a new apartment? Cleaning the carpets before your furniture arrives is just as smart. You get rid of the last tenant’s dust, pet dander and allergens while the rooms are empty.

Move-out carpet cleaning questions
Can my landlord charge me for carpet cleaning in New York?
A landlord cannot deduct for normal wear and tear. They can deduct the reasonable cost of fixing damage beyond that, such as stains, pet urine or burns. A carpet that is clean when you leave gives them nothing to charge for.
How long does my landlord have to return my deposit?
Under New York General Obligations Law § 7-108, 14 days after you move out. In that time they must return the deposit or give you a written, itemized statement of what they kept.
When should I schedule the cleaning?
After the movers leave and before the final walk-through, usually 1 to 3 days before you hand in the keys. Empty rooms let us clean every inch of the carpet.
How long does the carpet take to dry?
Most rooms are dry in a few hours with good airflow. We set up drying before we leave, and in winter radiator heat speeds it up.
Will I get a receipt for my landlord?
Yes. You get a dated receipt with the address and the rooms we cleaned. Keep it with your before and after photos.
How much does move-out carpet cleaning cost?
$55 per room, with 20% off your first cleaning. A one-bedroom with two carpeted rooms is $110, or $88 with the first-cleaning discount. Pet treatment and rugs are quoted separately.
