Quick answer: Most Upper East Side apartments need a professional carpet cleaning once a year, or twice a year with pets or kids. Wall-to-wall carpet is $55 per room. Sturdy area rugs can be cleaned in place for $99; fine, silk or old hand-knotted rugs should go to the plant with pickup and delivery at $3 per square foot. Between visits, vacuum often, rotate rugs and keep radiator dust in check.

If you are looking for carpet cleaning on the Upper East Side, you probably live with one of two floors: wall-to-wall carpet in a bedroom or a newer tower, or hardwood with a good rug on top. Often both. This guide is about those homes, from Lenox Hill and Carnegie Hill to Yorkville, and the small habits that keep carpets and rugs looking good for years.

What makes Upper East Side apartments different

The neighborhood mixes three kinds of buildings: classic pre-war co-ops along the avenues, walk-ups on the side streets, and newer high-rises further east. Each one is hard on carpets in its own way.

Pre-war apartments have steam radiators, big windows and herringbone or strip oak floors. High-rises have central air, sealed windows and more wall-to-wall carpet. Walk-ups have stairs, tight hallways and rugs that get tracked over by every guest with wet boots. The cleaning plan should match the building, not the other way around.

Pre-war apartments: radiators, oak floors and fine rugs

Steam heat is great in January, but it dries the air and pulls dust up the wall above every radiator. That dust settles on the rug in front of it. You often see a gray band on the rug edge closest to the radiator long before the rest of the rug looks dirty.

  • Keep at least a little space between the rug edge and the radiator.
  • Dust the radiator and the cover before heating season, so it does not blow onto the rug.
  • Do not dry wet boots or a damp towel on a radiator above a rug.
  • Rotate rugs that sit in front of a sunny window, so one side does not fade faster.

Many pre-war homes have a hand-knotted Persian or Oriental rug on the living room floor. Those rugs need gentle handling. Our Oriental rug cleaning looks at dyes, fringe and backing first, and our guide to signs a Persian rug needs a wash shows what to watch for.

A sturdy machine-made rug like this one can be cleaned in place, right next to the radiator. Fine hand-knotted rugs usually go to the plant.

High-rises: wall-to-wall carpet and quiet rules

In the newer towers, bedrooms and hallways often have wall-to-wall carpet. Sealed windows mean smells and moisture stay inside, so drying matters. Hot water extraction, also called steam carpet cleaning, rinses the fibers and pulls most of the water back out, and the central air helps the carpet dry in a few hours.

Most of these buildings want contractors to use the service elevator, protect the hallway and keep noise to set hours. We covered the paperwork side in carpet cleaning in Manhattan co-ops and doorman buildings. Short version: ask your managing agent what they need before the day of the visit.

Tip: When you book, tell us the floor, whether there is a doorman, and the service elevator hours. A visit that is planned around the building is faster and calmer for everyone.

Walk-ups in Yorkville: stairs and entry rugs

In a fourth-floor walk-up, the small rug by the door does a big job. It catches street grit, rain and, in winter, sidewalk salt. Salt leaves white rings and makes fibers stiff. If you see those rings, our post on winter salt stains on carpet explains what to do and what not to do.

Stairs are also where a wet hose and tight turns need care. We run our hoses so they do not scratch walls or block neighbors, and we keep the door area dry so no one slips.

Area rugs on hardwood: clean in place or send to the plant?

This is the most common question we get from Upper East Side homes. The answer depends on the rug, not on the room.

Our area rug cleaning covers both options, and we tell you which one is safer after we see the rug, not before.

Care between cleanings

Good habits stretch the time between professional visits. Consumer Reports gives simple rug advice that fits city apartments well: “Always vacuum in the direction that the pile is supposed to lie,” and, because grit wears the back of a rug, “vacuum the back of the rug occasionally” (Consumer Reports: How to care for antique and area rugs). The same guide warns that a rotating brush can be too harsh on fine rugs and suggests a suction-only setting so the fringe is not pulled in.

  • Vacuum high-traffic rugs and hallways twice a week.
  • Turn the brush roll off for fine rugs and fringe.
  • Flip smaller rugs now and then and vacuum the back.
  • Blot spills right away with a white cloth. Do not rub.
  • Use a good rug pad so the rug does not slide or wear on the floor.

6 mistakes we see in Upper East Side homes

Rug pushed against the radiatorHeat and dust darken the edge and dry out the fibers.
Rubbing a red wine spillRubbing spreads the stain and opens the fibers. Blot instead.

How a visit works

  1. Walk-through

We look at each room and rug with you, and mark stains, pet spots and fragile areas.

  2. Protect the home

Hallway, corners and floors under rugs are protected before any water comes in.

  3. Dry soil out first

A thorough vacuum removes the street grit that makes up most of the dirt.

  4. Pre-treat and rinse

Stains get a matched pre-treatment, then hot water extraction rinses and pulls the dirt out.

  5. Groom and dry

We brush the pile, set up airflow and tell you when the room is ready to use.

Pets in the home? Our pet stain removal treats urine below the surface instead of covering it with perfume. And the sofa that sits on the rug can be cleaned in the same visit with our couch cleaning.

Upper East Side carpet and rug questions

How often should I clean carpets in an Upper East Side apartment?

Most apartments do well with a professional carpet cleaning once a year, and twice a year with pets, small kids or a busy entry hall. For area rugs, Consumer Reports suggests a professional cleaning every one to three years, depending on how much traffic the rug gets.

Can you clean my area rug in the apartment, or does it have to go out?

Many sturdy rugs can be cleaned in place for $99. Fine hand-knotted, silk, antique or very dirty rugs are better washed at our plant with pickup and delivery, which is $3 per square foot. We look at the rug first and tell you which way is safer.

Will cleaning damage the hardwood floor under my rug?

No, not when it is done right. For in-home rug cleaning we protect the floor under the rug and use strong suction so water does not sit on the wood. If a rug is too wet-sensitive for in-place cleaning, we take it to the plant instead.

Do you work in pre-war co-ops with building rules?

Yes. Our crews work in pre-war co-ops, doorman buildings and walk-ups across the Upper East Side. Tell us your building’s rules when you book, such as service elevator hours or paperwork the managing agent needs, and we plan the visit around them.

How much does carpet cleaning cost on the Upper East Side?

Carpet cleaning is $55 per room, couch cleaning is $99 per sofa, in-home rug cleaning is $99, and plant rug cleaning with pickup and delivery is $3 per square foot. New customers get 20% off the first cleaning, and the price is confirmed before we start.
