Quick answer: Harlem homes put carpet to work in a special way: long carpeted stairs from the parlor floor to the top, townhouses split into an owner’s floor and rental floors, steam radiators that dry the air, and newer rental buildings with wall-to-wall carpet in the bedrooms. Plan one visit for the whole house, clean rental floors between tenants, and book a deep clean once a year. Carpet is $55 per room, a sofa is $99, in-home rug cleaning is $99, and plant rug cleaning with free pickup and delivery is $3 per square foot. New customers get 20% off the first cleaning.

If you are searching for carpet cleaning in Harlem, NY, this guide is for you. It is written for townhouse owners, landlords with one or two rental floors, and renters in Harlem’s older walk-ups and newer buildings. It explains what wears out first, what to clean when, and how a visit works when the house has five floors and no elevator.

What makes Harlem homes different

Harlem is a neighborhood of brownstone and limestone rowhouses, many of them more than a hundred years old, next to large pre-war apartment houses and a growing number of new rental buildings along the avenues. Blocks near Strivers’ Row, Mount Morris Park and Sugar Hill are known for their townhouses. Frederick Douglass Boulevard and 125th Street have many newer buildings.

That mix means very different carpet jobs on the same block. One house has a stair runner that climbs four flights and a big rug in the parlor. The building next door has wall-to-wall carpet in every bedroom of a two-year-old rental. Both need care, but not the same care.

Stoop to top: carpeted stairs and runners

In a Harlem townhouse, the stairs get more traffic than any room. Everyone who lives in the house uses them several times a day, and so does every guest, delivery and tenant. The front edge of each step, called the nose, wears first. It turns gray, then shiny, then thin.

Stair dirt is also heavier than room dirt. Grit from the stoop and the sidewalk comes in on shoes and drops onto the first flights. In winter, road salt comes with it and leaves white rings. Our guide to winter salt stains on carpet explains how to treat them before they set.

  • Vacuum the stairs once a week with a hand tool, nose first, then the back of each step.
  • Put a stiff mat outside the door and a soft one inside, and shake them out often.
  • Ask everyone to take shoes off on the parlor floor in wet weather.
  • Clean the stairs at the same visit as the rooms, so the clean rooms do not get the old stair dirt again.

One townhouse, several homes

Many Harlem townhouses are shared: the owner lives on the parlor and garden floors, and one or two upper floors are rented out. Each floor has its own life. The owner’s rooms may have good wool rugs on wood floors. The rental floors often have wall-to-wall carpet that sees a new tenant every year or two.

It saves time and money to clean the whole house in one visit. Our crew sets up once, cleans the stairs from the top down, then the rooms floor by floor. Tell us when you book which floors are occupied, so tenants can plan to be home or leave a key. Our residential carpet cleaning is priced per room, so a floor-by-floor plan is easy to price before we start.

Tip: If the house has a shared front stair and separate unit entrances, ask your tenants about rugs and furniture they want cleaned at the same visit. One trip up the stairs is easier for everyone than three.

Cleaning a rental floor between tenants

When a tenant moves out, the carpet shows the whole lease: a gray path from the door to the kitchen, spots by the sofa and the bed, and sometimes a pet smell in one corner. The best time to clean is after the movers leave and before any painter or new furniture comes in.

Hot water extraction rinses out what a vacuum cannot reach. Our steam carpet cleaning is the same method for an owner’s bedroom or an empty rental. If the last tenant had a dog or cat, ask about pet stain removal at the same time, so the next tenant does not discover the smell on the first humid day. Renters on the other side of the lease can read our guide to move-out carpet cleaning and the security deposit.

Steam heat, dry air and dark lines

Most older Harlem buildings are heated by steam radiators. When the heat comes on in the fall, the air gets dry and dust moves with the warm air. Carpet near radiators, under doors and along the walls can pick up dark lines over a winter. Spots near radiators also dry very fast, so a spill there sets sooner than one in the middle of the room.

Do not try to scrub dark lines along the baseboard with a strong spray. It can spread the mark and leave a sticky ring. A professional cleaning loosens the fine soil and rinses it out. Vacuum the edges of the room with a crevice tool once a month to slow it down.

Newer rental buildings

Newer buildings along the avenues often have wood or vinyl floors in living areas and wall-to-wall carpet in bedrooms, or no carpet at all and large area rugs instead. These buildings usually have elevators and a management office. Some ask for a certificate of insurance (COI) before any service visit, and some do not.

This October our crew finished a cleaning visit in an apartment building in central Harlem, and that building did not ask for a COI. Others nearby do, so always check with your super or management office first. Our guide to carpet cleaning in co-ops and doorman buildings explains COIs, service elevators and building hours.

Area rugs on parlor floors: at home or at the plant?

Parlor floors with tall ceilings and wood floors are made for big rugs. Some are sturdy machine-made rugs. Others are older hand-knotted pieces that came with the house or the family. They need different care.

Our area rug cleaning starts with a look at the fiber, the dyes and the back of the rug, so we can tell you which way is right before any work begins.

Sofas and armchairs

In a shared townhouse, the sofa is often the oldest piece of furniture in the house, and the one that gets the most use. Arms and headrests take body oils, cushions flatten, and dust from the radiators settles into the fabric.

Our couch cleaning in Manhattan is $99 per sofa. We check the fabric tag, vacuum, pre-treat the arms and seats, then rinse and extract. Sectionals and armchairs get a free quote, and the price is confirmed before we start.

How a whole-house visit works

  1. Book and tell us the floors

Say how many rooms, how many flights of stairs, and which floors are rented.

  2. Clear the floors

Pick up small items and move chairs. We can help with light furniture.

  3. Top down

We clean the upper floors and the stairs first, then the parlor and garden floors.

  4. Dry and air out

Open a window a little or run a fan. Most carpet is dry in a few hours.

Where else our crews work

Our crews work all over Manhattan: next door in Morningside Heights, north across Upper Manhattan to Inwood, on the East Side in Yorkville, in Chelsea, and downtown in Battery Park City. See every area on our service areas page.
